With summer in full swing, we are sure that you are enjoying time with friends and family in the sunshine, however, we are going to give you a quick Simcoe County Real Estate Market Update June 2024 to read while sipping coffee on the dock!

For Simcoe County in general, we continued to see a drop in sales volume year-over-year (20.43%) and month-over-month (12.06%), along with a slight drop in sales price year-over-year (-2.81%) but a slight increase in pricing month-over-month (2.21%). The anticipated bump in the market from the Bank of Canada rate drop did not materialize and we are still continuing to see an overall downward trend on both sales and pricing.

Innisfil stands alone as the municipality that saw both an increase in sales volume month-over-month at 6.15%and an increase in pricing month-over-month at 6.50%. The majority of markets saw drops in both pricing and sales volume, with some being quite significant!

If for some reason it feels like every other house is for sale in your neighbourhood….it’s because it’s kind of true! The number of active listings in June across Simcoe County were almost 50% more than the number of active listings in June 2023, which means buyers have a lot of options. This is slowing the pace of sales and affecting pricing.
